Stunning Victorian townhouse refurbishment in central London

July 3, 2017

This early-Victorian, end-of-terrace house was renovated from top to bottom by Corebuild. The property, which is located in a prestigious area of London, opposite Buckingham Palace, used to house offices and required significant structural work and many artisan tradesman to turn it into the luxury, five-floor home the owners and architect envisioned.

Complete internal demolition

As the interior of the property was structurally unsound, this nine-month project began with a total demolition of all the internal floors and staircases. The Corebuild team then erected a steel frame on the inner skin to house the new staircases and internal floors.

We also dug out the basement to create a bright, spacious kitchen and dining area. This involved digging down in a limited space, underpinning the party wall from front to back, waterproofing and installing an independent water system. In addition, the front vaults were converted into a new storage area.

Finally, we were tasked with adding a completely new fifth floor on top of the property. To protect the building while the new floor was being constructed, we installed a temporary roof and Mono flex scaffolding sheeting. This phase presented a number of challenges, such as access to the top floor and keeping the neighbours happy while work was underway – all of which were successfully navigated by the team.

A high-spec build with superb craftsmanship

This prestige project is also notable for the sheer number of artisan tradesmen involved, including specialist stonemasons and specialist brick cleaners and pointers. In this part of London, it’s essential that renovations blend with the surrounding properties, so conservation-style windows were another critical element.

The architect also specified a number of high-spec elements and systems, including:

  • state-of-the-art M&E package (with Lutron system) controlled by the homeowner’s phone
  • specialist cantilevered glass staircase
  • glazed internal floors and mezzanine
  • geometric Victorian hallway tiling
  • handmade Italian kitchen

The result is a spectacular five-floor property that delivers the client’s and architect’s vision of a luxury, contemporary home that retains its original character. We’re extremely proud to have been involved.
